Project Overview

BPJ Construction was appointed to deliver a full internal office refurbishment for Connect Vending in Berinsfield, Oxfordshire. The brief required a complete strip-out and transformation of an outdated commercial space into a modern, functional office environment, aligning with current building regulations and enhancing day-to-day operations for the client.

Scope of Work

The project involved a full internal fit out, including:

• Strip-out of all existing fixtures and fittings

• Installation of new ceilings, flooring, joinery, and decorations

• Full mechanical and electrical (M&E) upgrades

• New air conditioning systems for improved comfort and efficiency

• Fire safety enhancements, including containment systems and compliant escape routes

BPJ Construction provided all works in-house, using skilled local tradespeople and sourcing materials from Oxfordshire-based suppliers to ensure quality and support the local economy.

Challenges & Solutions

A major technical challenge emerged early in the project: the building's previous owners had not adhered to fire safety regulations. BPJ identified this issue during the early stages and worked closely with the client to revise the design scope, incorporating critical fire containment measures and ensuring full compliance by creating safe escape routes and fire compartmentation throughout the premises.

Outcome

The completed fit out was delivered on time within the 12-week programme, transforming the commercial space into a professional, regulation-compliant office that meets both operational and aesthetic goals. All work was completed using directly employed staff, ensuring consistency, accountability, and high standards throughout.
